Pre-launch strategy & buyer database matching

Before unit one is marketed, we build a target buyer profile based on comparable sales data from the surrounding postcode. We then match that profile against our registered buyer database — identifying who in our network is actively looking for exactly this type of unit, at this price, in this location.

From there, we run targeted Meta and Google ads to build a registered-interest waiting list specific to your scheme. Interested buyers register, we qualify them (position in chain, mortgage-ready or cash, purchase intent), and we collect soft reservations with a reservation-deposit hold. By launch day, you have a list of warm, qualified prospects rather than a cold portal listing.

This pre-launch phase typically takes four to eight weeks and is included in our standard fee — not charged as a separate marketing retainer.

CGI, brochure & marketing collateral

Off-plan sales require buyers to commit to something that doesn't yet exist. Professional CGI renders, accurate floorplans, and a well-produced scheme brochure are the difference between a buyer reserving early and waiting until practical completion — which costs you time and money.

We coordinate the full creative production: CGI artists, architectural floorplan illustrators, brochure designers, and — when the build is complete — professional photographers and videographers. You have one point of contact, one project timeline, and one invoice. No managing four separate agencies while also running a construction programme.

All collateral is produced to portal specification, optimised for print, and formatted for digital distribution to our buyer database. Rendered site plans and individual-unit floorplans are included as standard.

On-portal & off-portal marketing

Rightmove is included as standard from day one of active marketing. But portals alone are insufficient for new-build schemes, where buyers often don't know to search for a development that hasn't been heard of yet.

Beyond the portals: sponsored editorial placements in the Leicester Mercury (for locally-newsworthy schemes), targeted Meta campaigns to BTL investors and owner-occupiers filtered by income bracket and location, Google Search ads capturing developer-intent keywords ("new homes Leicester"), and email campaigns to our segmented buyer database. We also cross-refer with a network of mortgage brokers who regularly introduce buyers looking for new-build stock specifically.

Every channel is tracked. Monthly marketing reports show leads by source, conversion rate, and cost-per-reservation — so you can see what's working and where budget is allocated.

Show home & site sales suite

A well-staged show home converts viewings into reservations significantly faster than an empty plot. We advise on show-home unit selection (typically the most lettable mid-range unit, dressed to appeal to the broadest buyer profile), interior staging, and signage — whether that's a full temporary sales suite or a dressed completed unit.

We staff show-home weekends and open-day events with our own team, managing viewings in accordance with site safety requirements (PPE, site induction, visitor signing-in). For phased schemes still under active construction, we manage accompanied viewings of completed units while later phases are underway, including safety briefings for all visitors.

Show-home management, staffing, and interior strategy coordination are included in our scheme fee — not charged as a separate day rate.

Reservations to exchange management

The point at which most agencies disengage is where we stay most active. Once a buyer places a reservation deposit, the real work begins: keeping the reservation from collapsing between deposit and exchange. Fall-throughs at this stage are expensive — you return the deposit, re-market the unit, and lose four to eight weeks of timeline.

We chase solicitors weekly, monitor mortgage survey progress, identify stalled chains early, and intervene when a buyer goes quiet. Our average reservation-to-exchange time on Leicester new builds is eight weeks, compared to an industry average closer to twelve. For a ten-unit scheme, that four-week saving per unit can mean two to three months off your overall development programme.

Every reservation gets a named Hauseit contact managing its progress, with a weekly written update to the developer covering all live reservations: where each is in the legal timeline, any blockers, and our recommended action.

Post-completion & remaining unit sale

For phased schemes or those where some units complete without reservations, we continue marketing unsold stock with the same energy and resource as the initial launch. We don't wind down when the show home closes. Remaining units receive their own targeted campaign — often repositioned on pricing or buyer profile based on what the launch phase revealed about actual demand.

We also handle the handover period: managing defects queries between new owners and the developer's after-sales team, signposting owners to the NHBC warranty process, and referring owners to our property management contacts where relevant. A clean handover builds your reputation for the next scheme.

For developers building a pipeline of sites, we maintain a relationship between instructions — providing market intelligence reports, off-market comparable evidence, and introductions to planning consultants, solicitors, and finance brokers as part of our ongoing partnership.

We work on a fixed fee per unit sold — typically £2,000–£4,500 per unit depending on scheme size and unit value — agreed before instruction. No retainers, no marketing levies charged on top, no ambiguity about what the total cost of instruction will be.

The specific fee for your development depends on the number of units, anticipated sale values, and the scope of marketing support required (for example, whether we're coordinating CGI production or you already have a creative team in place). We'll give you a firm fee structure at the appraisal stage — in writing, before you commit.

For schemes where we achieve a higher percentage of asking than the agreed benchmark, we will discuss a performance element — but that's a conversation for the appraisal, not a clause buried in the small print.
